A secluded sanctuary on 25 acres of pristine Mayan jungle, Villa Ku K’aay was designed by Reyes Ríos + Larraín Arquitectos, the Mérida studio behind some of the Yucatán’s most celebrated haciendas and design hotels. Fully staffed and all-inclusive for up to 18 guests, near Valladolid and within easy reach of the peninsula’s archaeological sites and colonial towns. No neighbors, no noise, no interruptions.
Two cenotes sit at the heart of the property, for the exclusive use of our guests — no tour buses, no queues, no crowds. One opens to the sky, its turquoise water ringed by jungle and ideal for swimming; the other is a cave, a mystical chamber suited to meditation, ceremonies, or quiet reflection. More than natural pools, they are a direct connection to ancient Mayan heritage.
Six jungle-view suites sleep up to 18 guests, all on one level and set well apart for privacy, with step-free circulation throughout — easy to move around with a wheelchair or a stroller. Two additional rooms are available for guests traveling with a nanny, driver, or security.
A full-time on-site team of cooks, waiters, and housekeepers prepares three meals a day from regional ingredients and keeps the house running. Non-alcoholic beverages, daily cleaning, and a welcome drink and property tour on arrival are all included; alcohol is available at additional cost.
Your concierge starts the moment you book — shaping the itinerary, planning menus around dietary needs, arranging transfers, and booking excursions to cenotes, ruins, and colonial towns. By the time you land, everything is arranged. The retreat can also come to you: in-villa massages, private yoga on the jungle platform, Yucatecan cooking classes and tasting menus, and ceremonies in the cave cenote, all arranged in advance at additional cost.
The grounds hold an illuminated padel court, a petanque court, an outdoor pool, a BBQ kitchen, over a mile of private jungle trails, and multiple lounge zones.
Getting Around
Valladolid’s historic center is a 40-minute drive, Ek’ Balam 35 minutes, and Cobá about an hour. Chichén Itzá is 1 hour 20 minutes away, Tulum 1 hour 40, and the pink lakes of Las Coloradas and the flamingo reserve at Río Lagartos 1 hour 50. Dozens of spectacular cenotes lie scattered across the surrounding countryside.
